NEGOTIATOR CERTIFICATION COURSE (NCC)

Course Overview

In order to kick-start a career in the Real Estate industry, you could begin by becoming a Real Estate Negotiator (REN). We are offering a two(2)-day REN course in which upon completion, you will be qualified as a REN.

As of 29 May 2014, BOVAEP (Board of Valuers, Appraisers, Estate Agents & Property Managers Malaysia) has decided to standardise the two (2) days course module for the negotiators certification exercise. Negotiators are required to certify with the Board to conduct real estate transactions. This is part of the effort by the board to improve the professionalism in the industry and to weed out illegal brokers.

The main objective of the course is to inculcate in all participants the need to work as Negotiators according to the laws as clearly stipulated in the Valuers, Appraisers, Estate Agents & Property Managers Act 1981 (Rules 1986) and the Malaysian Estate Agency Standards 2014 (MEAS).

The course will cover the following modules over the two days period:

  • Overview of the Property Market
  • The Act & The Rules
  • The Malaysian Estate Agency Standards
  • Real Estate Practice – Profession or Business
  • Real Estate Forms, Title, Tenancies & SPA
  • Law relating to Estate Agency transaction
  • Diploma Course & Registration process
  • IT in Real Estate/Banking
  • Certificate Presentation

Our participants have been benifited by the NCC course as it is practical and conducted by experienced trainers. The Certificate of Attendance from BOVAEP will be presented after the 2-day programme.

 

How To Apply For REN Tag?

Before you can apply for a REN Tag, you will first need to attend the 2-Day Negotiator Certification Course (NCC) and receive a Certificate of Attendance from BOVAEP.

Then, you need to get your Real Estate Agency to submit an application via BOVAEP’s Board Information System (bis.lppeh.gov.my) with the following documents:-

  1. IC size photo with white background
  2. Photocopy of IC
  3. Employment letter from Real Estate Agency
  4. Photocopy of Certificate of Attendance

Upon successful submission of your REN application to BOVAEP, BOVAEP will take approximately 7 to 14 working days to issue the REN Tag.

FAQ

Most frequent questions and answers

A Real Estate Negotiator (REN) cannot setup a Real Estate Agency after attending the NCC course. Only Registered Estate Agents can setup a Real Estate Agency in Malaysia. RENs are supposed to work under the direct supervision of a Real Estate Agent.

Yes you can. The NCC Certificate of Attendance is valid for 1 year. You can join any Real Estate Agency within 1 year from the date of issuance of the certificate.

It is mandatory for all real estate negotiators to wear the REN tag during the course of doing business and it cannot be replaced with any company/firm’s name tag. It is an offence for someone to imitate and produce something similar to a BOVAEP REN Tag.

Yes, you have to renew your REN Tag every year by attending any BOVAEP approved CDP courses. Please refer to BOVAEP website for the list of approved CDP Course Providers.

You can verify your REN details by scanning the QR code on the REN Tag, which will show all your information including photograph. You can also search at www.lppeh.gov.my under Negotiator Search. Alternatively, you can call BOVAEA during office hours at 03-22888815/16/17.

Upon successful submission of your REN application to BOVAEP, BOVAEP will take 7 – 14 working days to issue the REN Tag.

The course fee is RM600.00 nett and the fee includes the NCC Certificate of Attendance, NCC course materials, lunches & tea breaks.

Any foreigner who wishes to work as a Real Estate Negotiator in Malaysia is required to obtain a work permit from the Immigration Department and only then will BOVAEP consider, approve and issue a REN Tag.

It is compulsory for you to attend both days of the NCC Course. If you are absent for one day, you will have to replace the day you are absent in order for you to be awarded the NCC Certificate of Attendance.

A REN Tag is an identification tag issued by the Board of Valuers, Appraisers, Estate Agents & Property Managers to a Real Estate Negotiator (REN). It contains information including name, photo, IC number, REN number, firm name, firm registration number, Quick Respond code (QR) and security features.

It’s mandatory that the REN tag be worn by the REN at all times during their conduct of business so that the public will be aware that they are dealing with bona fide negotiators.

If you are caught making unlawful representation of sellers and buyers in a property transaction, it can result in a conviction of RM300,000 FINE or 3 YEARS IMPRISONMENT or BOTH.

To become a Registered Real Estate Negotiator, you must attend a 2-day NCC class in order to get the NCC Certificate of Attendance from BOVAEP.

Next, you will need to get your Real Estate Agency to make an application to BOVAEP with the following documents:-

  1. REN Application Form
  2. IC size photo with white background
  3. Photocopy of IC
  4. Employment letter from Real Estate Agency
  5. Photocopy of NCC Certificate of Attendance

If you want to become a real estate negotiator, you must attend the 2-day Negotiator Certification Course before you can join any real estate agency and be registered with the Board. Upon the completion of the course, you will receive a Certificate of Attendance from BOVAEP. With this certificate, you will be able to join any real estate agency and that agency will register you with the Board.

With effect from 1st June 2014, all real estate negotiators must be certified and registered with the Board of Valuers, Appraisers, Estate Agents and Property Managers (BOVAEP). This is in accordance to the Board’s circular 4/2013 issued on 26th September 2013. It is against the law to practice or carry on any real estate related business and transactions without being first registered with BOVAEP.
